Contractor quality has become one of the most important considerations in development finance underwriting. Rising insolvencies within the construction sector, combined with ongoing cost pressures, have increased execution risk across residential development projects.

For lenders, an experienced and financially stable contractor can materially reduce the likelihood of delays, disputes, and cost overruns. As a result, greater emphasis is now being placed on contractor track record, project capacity, and the realism of tender pricing.

Developers are also becoming more cautious around procurement strategy. While competitive pricing remains important, unrealistically low tenders can often create greater problems later in the development cycle if contractors become financially stretched during construction.

Professional oversight also plays a key role. Employer’s agents, quantity surveyors, and project managers provide important monitoring throughout the build process and can help identify delivery issues at an early stage.
