The underlying asset benefits from planning consent for a major hospitality-led mixed-use redevelopment extending to approximately 280 hotel keys alongside significant ancillary commercial accommodation, with an anticipated end value in excess of £200m.

The transaction required a highly commercial and pragmatic approach given the scale of the proposed scheme, the short timeframe involved and the complexity surrounding the existing capital structure. Imperial Blue was able to move quickly, underwrite the opportunity and complete above traditional leverage parameters, delivering a bespoke structure tailored to the sponsor’s requirement.
